3 Things to Ask Before Moving to The Shenandoah Valley

Whether you’re coming from over the mountain in Charlottesville or from DC, the Shenandoah Valley offers a different pace of life. As someone who has found a home here and helps others do the same, I know the lifestyle shift can be a big change. 

Once you know what you’d like to spend on a home and talk with a local lender (if you need one, let me know!), here are 3 questions to ask before you move:


WHY are you moving here?


In my experience, a lot of people move to The Valley for increased affordability and space. Consider that choosing space & privacy usually means a give and take with some conveniences of bigger city living. Things like high-speed internet or walkability might not be available everywhere.

WHERE will you be working?


Do you work remotely? Or will you be commuting nearby to Charlottesville or Harrisonburg? Waynesboro and Staunton offer convenient access to Interstates 64 and 81 for those planning their commutes. If you ARE working from home, be super clear about what you need from your house to make that enjoyable - it’s important. 

WHAT kind of life do you want?


Want a historic feel or the farm-life? Do you want to walk downtown for dinner or would you rather be able to raise animals? Ready to be a steward of a historic home or prefer somewhere low-maintenance? Different areas offer different ways of life and I will navigate the zoning and regulations to figure out where is the best fit for you.

Hi, I’m Sophie!

I’m a Realtor based in Virginia’s beautiful Shenandoah Valley where I help clients buy and sell homes they love.

I live in Augusta County, between Waynesboro and Staunton, with my husband Luke and our dog Uma. I love nothing more than being home, and it is where I tend to spend the majority of my time outside of meeting clients. I am a lover of simple joys - like learning how to grow flowers, gradually tackling home projects, and baking.

I grew up in an old house on Cape Cod, MA and have lived in a variety of special places like Copenhagen, San Francisco, and New York City. I came to Virginia to study about 10 years ago and knew it would become a place I call home. I carry the influence of places I’ve lived with me as my roots grow deep here in the Shenandoah Valley.

I really believe that The Valley offers peace and the freedom to create a life of balance, surrounded by natural beauty and charming homes. It is very fulfilling work to help people find and sell homes here.
